Buy New Construction - Get An Inpspection - Homeowner Could Be Facing $50,000

No homeowner should have to go through what I have been going through for the last four months. I can't even get Legend Builders, Inc., to stand behind what was agreed in the purchase of this home, much less the many other things that need repair,even though I have a one year warranty.

During the purchase of this home it was agreed that the sheet rock would be paired throughout the home and the house would be painted throughout. Also, glass doors would be installed in kitchen, door leading installed in garage leading out to backyard, & lights would be installed on each side of the garage.

The kitchen cabinet doors have never been installed, the sheet rock has never been fixed, nor has the house been repainted. The lights on each side of the garage has not been installed leaving me with live wires running in between my sheet rock and brick. This is because they bricked over the area that my lights were supposed to be installed. The door leading out of the garage to the backyard was installed two weeks after I moved in, but never finished. But, that is a good thing because it was installed "Below Grade" which is breaking a code violation. Due to the door being installed incorrectly, I now get water all over my garage when it rains.

Now I will list the other things found in my home after I hired an inspector and brought outside builders in to look at my house. Not one of us can figure out house this home received a final permit. One builder called the county inspection's office inquiring about this and all they did was send a county inspector out the next day. The county inspector just shook his head and told me that I needed to contact the North Carolina Licensing Board for Contractors and gave me a woman's name to speak with, which I did so.
I am waiting on replies from all the complaints that I have filed with different Licensing Boards.

LIST OF ITEMS NEEDING REPAIR:

Hardwood floors throughout home needs to be replaced due to cupping, delaminating, etc. in which we believe is brought on by moisture.
Sheetrock tape coming off & showing through walls & ceilings. Some sheetrock tape appears to be moist.
Painting of entire house
Shower floor in masterbath shower doesn't drain properly - water has to be pushed out manually.
Water faucets damaged in masterbath
Counter chipped in masterbath
Jacuzzi doesn't work in masterbath
Toilet too loose
Holes in sheetrock around electrical switch in masterbath
Windows in master bedroom don't open properly
Recess lighting in master bedroom appears to be falling out of ceiling
Doors don't close properly in masterbath
Shower head in master shower had to be replaced
Hotwater gets lukewarm
Nails stick up from carpet in walk-in closet and entrance to master bedroom
Front door doesn't lock or close properly
Front Entrance Hallway sheetrock & painting needs to be done.
Formal Dining Room sheetrock & painting needs to be done
Bowing of base board in Formal Dining Room
Windows in Formal Dining Room are not centered
Holes around electrical switches
Kitchen cabinet doors don't match - have raised panels & flat panels
Bowing of baseboard at Kitchen Counter
Garbage disposal crimped -can't use because food will go back into dishwasher
Leak in cabinets beneath Kitchen sink
Cabinets installed on a slant
Kitchen nook appears to have water damage on wall
Door leading to porch from Kitchen Nook doesn't close or lock properly
Electrical switch in den installed improperly
Bowing of baseboard in den
Sheetrock in den on ceiling appears to moist & pulling away
Doorbell transormer huge hole around it and is not covered up - code violation
Nails pops all over the house
#1 Guest Bedroom - closet door doesn't close
#1 Guest Bedroom - nails coming up at entrance and carpet coming up too.
#1 Guest Bedroom - bowing of baseboard
#1 Guest Bedroom - entrance door doesn't close properly
Guest bathroom - GFI switch needed
Guest bathroom - hot water coming from shower faucet didn't work until outside builder corrected. Due to clogging. Hot water faucet in bathtub installed improperly
Toilet too loose
#1 Guest Bedroom - sheetrock & painting needs to be done
#1 Guest Bathroom - door doesn't close properly
#2 Guest Bedroom - sheetrock & painting needs to be done
#2 Guest Bedroom - closet door doesn't close properly
Door leading from house to Garage lock doesn't match rest of home. No key for this door.
Garage floor cracking everywhere
Garage walls and ceiling sheetrock coming off & needs painted
Attic door - no insulation on door - extremely difficult to get open - should never have passed inspection
Mold - growing in attic
Drain pan - in attic rusted and changed out only to fill with water two more times.
Attic insulation - areas of no insulation and then other areas insulation is high
Not enough ventilation in ceiling
Driveway cracking - to the point a person can get three dimes side-by-side to go in between cracks
No gutters installed on back of house
No downspout installed on gutter
Water facuets on exterior can be pulled out 5 to 6 inches from wall.
Area above doors are rusting out
Ceiling above grilling porch is sagging
Vinyl at point of house has huge bulge - mold appears to be forming.
Brick cracking down the middle on exterior of house
Backyard water issue
Garage floor at cracks appears to be moist all the time


I could go on and on, but I believe you get the picture. The builders have estimated the cost is anywhere from $50,000 to $75,000. I have tried to make the builder accountable, but he acts like it is no big deal. I have had realtors tell me that I cannot sell this home, because I would take such a huge loss. I have only been in this brand new home for four months. This is something that one would see in a horror movie.

Any help that someone can give me in hopes of resolving the problems for me would be greatly appreciated. I would hate for this gentleman to be able to continue to do this type of thing. I am not the only homeowner that he has done this to in my neighborhood. Also, when I filed my complaint with the Better Business Bureau they listed another complaint that had been filed that was similar to mine.
