I became a tenant of Mr. Kucej along with 2 of my good friends on December 26th 2009. After finding the listing for the 3 bedroom house on craigslist we decided it was good fit. We looked at the place while he still had his former tenants living there, and the place seemed nice and spacious..a little dirty but we just figured that was the fault of the current tenants and would be cleaned up once they moved out. Boy were we wrong. After signing the lease we were set to move in the first week of November. The place was DISGUSTING. The bathrooms and showers were grimey, the place looked like it hadn't been painted in YEARS and there were several holes in the ceiling/walls! After talking to Solomon (I should add I have only spoked to Kucej twice in 2 years...his "property manager" Solomon handles everything)we said we were NOT moving in under these conditions and he agreed to get them fixed. A few weeks later we got the word the place was done, and when we looked it was significantly better..Still a little dirty but seeing as how we were really running out of time at this point we just decided to clean it ourselves. The rental agreement was $1350 and once we received the lease it stated we were to pay water and sewer, electricity, refuge, and also be responsible for our own snow removal and landscaping. Having rented a few properties in the past I thought refuge and water/sewer was asking a bit much, but we were set to move out of our old place in the coming weeks so we signed the lease agreeing to pay all of the above. After that, things were appearing to go smoothly. The one complaint we did have was we were burning an insane amount of oil..Like over 200 gallons in a three week period. We thought that was absurd so the following winter before pouring any money in to the tank, we asked Solomon to ask Kucej to have some one look at the furnace/tank... after several weeks and several messages left at his office, some one finally came and declared the furnace in "tip top" shape..We put oil in, and it still burnt at an incredibly fast rate. Also, due to the extremely harsh winter, we suffered a leak from the ceiling/roof in to the master bed room...the carpet was SOAKED and my roommate had to move in to the spare bedroom. We contacted Kucej and his answer was that every one of his tenants has a similar problem and he will address it. He never did. It was a joke...we left him countless messages and sent SEVERAL letters with the rent checks but he never responded. Now, here we are Late October and we got an oil delivery from Best Oil and the furnace failed to work. It had just snowed and was EXTREMELY cold outside. We had no number for Mr. Kucej other then the one to his offices in Waterbury so we decided to call some one from Best to look at the furnace. At around 10PM on Monday October 31st the best Oil worker came by and took a look at the furnace. He was shocked to find out this thing had all original parts and was absolutely disgustingly clogged. He had to unclog the filter and pan, as well as replace the nozzle and a couple other parts. It took him a little over an hour, and we wrote him a check for $260.66 and finally had heat. On Nov. 2nd we decided instead of calling and likely not getting a response, we would stop by his offices to explain what happened. We were asked to wait in the conference room...We anticipated Mr. Kucej but were not shocked when his secretary went back and forth between the conference room and his office relaying messages. He agreed to write us a check for the $260.66 and we wrote him the rent check in full for the month of November. We explained to her once more the damages to the master bedroom which we believe has developed mold and turned in to a healthy risk and she promised she'd let him know...We also told her we were giving the 60 days notice we were required to give in our lease that we would not be renewing the lease that expires on Dec. 1st..We offered to stay the extra 30 days on a month to month basis. The next day I received a call at work from my roommate explaining there was a NOTICE TO QUIT from Mr. Kucej taped to the downstairs door stating he is terminating our lease and we were to be out by Nov. 20th (16 days) even though we had just paid the entire month of November the day prior. This guy is the absolute WORST landlord I have ever had and can't imagine some one being worse. I am currently in contact with the Health Department about the bedroom and have been talking with a Lawyer about my legal options. Please, DO NOT rent from this guy. I am not shocked to find out there have been other complaints not only on here, but other websites.
